Clean up

Cluster and mess scares people away. If your property is a mess, seekers might think your a mess too and won't be interested in your property. So, please spend a little time to clean it up, it will pay back!

 

Fix it, don't ignore it

All properties request maintenance, so make sure yours is up-to-date. Clean the aircon, empty the septic tank, fix the broken mosquito net and clean up your garden before you put your property in the market.

Let Khao Yai Realty put up a for sale / rent sign

Without doubt, the properties I have for sale or rent with our Khao Yai signs outside, are the ones that rent out and sell fastest. Many seekers drive the area to look for vacant properties and mouth to mouth helps a lot to. Do not add more signs than the one we provide – otherwise you confuse the people or they give up calling several numbers,

All contracts you make with buyer and renters are between them and you. Khao Yai Realty can't be held responsible for your agreements in any matters or financial liable. All information about property listed is information responsible by owners to check is correct.

It is the property owner who is responsible to pay the full agent fee and this responsibility can't be passed. Attempt to avoid such payment or negotiate with buyer or renter directly after we presented your property, is a violation of contract and Thailand laws and both parties can be legally prosecuted if attempt to violate no matter who initiate. Kindly respect the value of my work – it is well worthy for both of you.

บอกตามความจริง

ผู้มองหาทรัพย์ทุกคนล้วนรู้ว่า ไม่มีบ้านหลังไหนสมบูรณ์แบบ และก็ด้วยรู้ว่าจะได้บ้านที่เหมาะสมกับราคาที่จ่าย  ดังนั้นถ้าบ้านท่านมี 2 ห้องนอน 1 ห้องเก็บของ ขอเสนอแนะว่าให้บอกตามจริง อย่าเผลอบอกเชียวว่า 3 ห้องนอนเป็นอันขาด

อนุญาตให้ เขาใหญ่ เรียลตี้ ติดป้ายประกาศ ขายหรือเช่า

ถ้าหน้าทรัพย์สินมีการติดป้าย ขายหรือเช่า โดย เขาใหญ่ เรียลตี้ การติดป้ายจะเป็นการช่วยในการขายหรือการปล่อยเช่าได้เร็วยิ่งขึ้น ป้ายนั้นจะช่วยโฆษณาและเป็นการเข้าถึง ผู้ที่จะซื้อหรือผู้ที่จะเช่า ที่กำลังมองหาทรัพย์สินอยู่ กรุณาอย่าติดป้ายอื่นๆนอกจากป้ายของ เขาใหญ่ เรียลตี้ เพราะจะทำให้เกิดความสับสนในข้อมูลของทรัพย์สิน

 

ซ่อมที่เสีย อย่าละเลย

ท่านต้องระลึกไว้เสมอว่า บ้านทุกหลังต้องมีการซ่อมแซม บำรุง สิ่งของ อุปกรณ์ต่างๆภายในบ้านให้ใช้งานได้เป็นปกติเช่น ล้างแอร์ ดูดส้วมหรือซ่อมแซมมุ้งลวดเป็นต้น รวมทั้งสนามหญ้าหน้าบ้านด้วย ก่อนที่ท่านจะนำทรัพย์สินลงในประกาศ ใส่ใจในรายละเอียดโปรดอย่าละเลย

 

กฏหมายนายหน้า

สัญญาทั้งหมดที่ทำขึ้นระหว่าง เจ้าของบ้านกับผู้ซื้อหรือผู้เช่านั้น ทางเขาใหญ่ เรียลตี้ จะไม่เป็นผู้รับผิดชอบในข้อตกลงใดๆทั้งสิ้น ข้อมูลเกี่ยวกับตัวทรัพย์สินนั้นได้ข้อมูลจากเจ้าของทรัพย์ ซึ่งเจ้าของทรัพย์ต้องตรวจสอบว่าถูกต้องทุกประการ

 

เจ้าของทรัพย์ต้องเป็นผู้รับผิดชอบ จ่ายค่าตอบแทนให้แก่นายหน้าแต่เพียงผู้เดียว เจ้าของทรัพย์ไม่สามารถร้องขอให้ผู้ซื้อหรือผู้เช่ามาร่วมรับผิดชอบด้วยได้และถ้าเจ้าของทรัพย์ปฎิเสธความรับผิดชอบที่จะจ่ายค่าตอบแทน กระทำการผิดสัญญา หลังจากที่ได้มีการติดต่อกับผู้ซื้อหรือผู้เช่าแล้ว หรือถ้ามีการติดต่อกันโดยตรงระหว่างเจ้าของทรัพย์กับผู้ซื้อหรือผู้เช่าเกิดขึ้น ไม่ว่าจะเป็นความคิดของผู้ใด เจ้าของทรัพย์และผู้ซื้อหรือผู้เช่าจะถูกดำเนินคดีตามกฎหมายถึงที่สุด โปรดเห็นคุณค่าในงานของเราเพราะเราทำงานด้วยใจ เราจะให้บริการที่ดีและคุ้มค่าที่สุดให้กับเจ้าของทรัพย์
