How to get to know Khao Yai

Moving to a new place can also be stressful – where can I get delivery of drinking water, where to find an electrician or how to contact the international school? Khao Yai Realty offer all new buyers and renters a lot of practical information that is needed for new-comers through our 'Login page' – you will be given a password that is valid for at least 3 months with all such valuable information so you can concentrate on getting your other things in order. Oh yes, it is for free!

 

Buyers

If you are a buyer, note that there are different land titles to protect your coming ownership. Each land can have a different title but we always suggest to look for 'Chanot' as this will protect you the best.

 

Also know that foreigners can't buy land in Thailand, only the house or the condo – this can be confusing, so do ask us if any questions.

 

Renters

Be a good renter and treat the property as if it was your own. If a light bulb fails or the septic tank get full after a year, then do arrange to get it fixed for your own cost. If it's larger than this, contact your landlord as soon as possible to get the problem fixed.

 

We always recommend you take out an insurance on the property while you occupy it and that it get's approved by the landlord.

 

Legal notes

All contracts you make with property owners are between them and you. Khao Yai Realty can't be held responsible for your agreements in any matters or financial liable. All information about property listed is information responsible by owners.

It is the property owner who is responsible to pay the full agent fee and this responsibility can't be passed. Attempt to avoid such payment or negotiate with owner directly after we showed you a property is a violation of contract and Thailand laws and both parties can be legally prosecuted if attempt to violate no matter who initiate. Kindly respect the value of our work – it is well worthy for both of you.

ผู้จะซื้อ

ผู้จะซื้อควรทราบเรื่องเอกสารสิทธิ์การแสดงความเป็นเจ้าของที่ดินนั้นมีหลายแบบด้วยกัน แต่ที่อยากแนะนำเพื่อการเป็นเจ้าของที่ดินโดยสมบูรณ์คือ โฉนดที่ดินค่ะ

 

อนึ่ง สำหรับชาวต่างชาตินั้นไม่สามารถซื้อหรือครอบครองที่ดินได้แต่สามารถซื้อบ้านหรือคอนโดมิเนียมได้ ถ้ามีข้อสงสัยสามารถสอบถามได้ค่ะ

 

ผู้เช่า

การเป็นผู้เช่าที่ดีนั้น ควรดูแลรักษาบ้านให้ดีเหมือนบ้านตัวท่านเองเช่น ถ้าหลอดไฟเสียหรือส้วมเต็มหลังจากที่อยู่มาเป็นปี กรุณาซ่อมแซมด้วยเงินของท่านเอง แต่ถ้ามีการซ่อมแซมที่ใหญ่กว่านี้ควรติดต่อเจ้าของบ้านให้ดำเนินการให้

 

เราแนะนำให้ผู้จะเช่า ทำประกันอัคคีภัยเสมอ โดยต้องได้รับอนุญาตเป็นลายลักษณ์อักษรจากเจ้าของบ้าน

การทำสัญญานี้ระหว่าง เจ้าของทรัพย์สินและผู้มองหาทรัพย์สินเท่านั้น เขาใหญ่ เรียลตี มิได้มีส่วนเกี่ยวข้องหรือต้องรับผิดชอบใดๆ ทั้งสิ้น ข้อมูลต่างๆนั้นได้มาจากเจ้าของทรัพย์ทั้งสิ้น
